1. BOA-26-0009: 3140 Dixie Highway, applicant Alvey Signs, acting on behalf of KEB Real Estate Holdings LLC.
- REQUEST: A variance request from the Erlanger Zoning Ordinance for a property located at 3140 Dixie Highway in Erlanger.
- SUMMARY: The applicant seeks to exceed the maximum allowable size for a detached principal sign in the CC (Community Commercial) Zone. While the zoning ordinance permits a maximum of 25 square feet for such signage, the applicant is proposing to install a new sign measuring 59.4 square feet – more than double the permitted size. The proposed sign would replace an existing 25 square foot detached principal sign currently on the site and would be installed in the same location.

- SUMMARY: The applicant seeks approval to operate an owner-occupied short-term rental unit – commonly known as an Airbnb – within the R-CVS (Residential Conventional Subdivision) Zone, as governed by the Erlanger Zoning Ordinance. As the owners of the property, the Newmans would reside on-site while making the unit available for short-term rental to guests.
